35+ Years of Experience
With over 35 years of experience in Senior Housing, Active Adult, and Healthcare real estate, we provide Development and Advisory services across the continuum of care.
We work alongside sponsors, investors, landowners, lenders, and operators to create viable, financeable, and market-supported projects. We guide projects from concept through stabilization, ensuring execution aligns with underwriting assumptions and protecting invested capital.
Development Services
We serve as Co-Developer or Lead Developer from concept through completion.
Tim personally visits competitive properties and conducts first-hand market analysis before development planning begins. Armed with this analysis and based on our development experience, we suggest a viable development plan detailing appropriate unit size and mix and an itemized breakdown of common area amenities and usable spaces. This provides clear direction to the architect based on a thorough first-hand review of the competition.
Only after this process do we complete proformas, forecasting, valuation analysis, and the Business Plan.
We represent ownership interests throughout development and construction. Our role is to protect capital, monitor execution, and ensure development aligns with underwriting assumptions.
We act as an experienced extension of ownership throughout the development lifecycle.
Advisory Services
We provide advisory services for projects in early planning stages or under evaluation. We evaluate land based on realistic, financeable development scenarios rather than theoretical assumptions.
We advise buyers and sellers of Senior Housing and Skilled Nursing assets. We have advised on transactions ranging from $60–$90 million and larger.
Representative experience includes advisory to a Chinese life insurance company in its acquisition of 28 Skilled Nursing Facilities from Welltower across 10 states. Our role included conducting Due Diligence, analyzing Medicaid systems in multiple states transitioning to managed care, assessing Medicare audit risk, reviewing compliance matters, and providing acquisition recommendations, including asset substitutions.
